# CasaPay Payouts: Split and Route Rent Automatically

> Split eligible rent between landlords, operators, and approved vendors automatically — with full reconciliation tied to every tenant and property.

CasaPay Payouts lets you split eligible rent payments between verified landlords, operators, and approved vendors at the point of collection — without routing the full amount through your operator account first and manually remitting each share. You define the rules per property; CasaPay applies them every time a qualifying tenant payment completes.

## How a split works

When a tenant makes one rent payment, CasaPay applies the approved property-level split and routes each share to its verified destination. Every resulting payout stays connected to the original rental context — tenant, property, obligation, and recipient — so reconciliation is built in, not bolted on afterward.

Here is an example of how a €1,500 rent payment could be distributed:

| Recipient               | Share    | Amount     |
| ----------------------- | -------- | ---------- |
| Landlord (direct)       | 80.0%    | €1,200     |
| Operator management fee | 15.0%    | €225       |
| Approved vendor         | 5.0%     | €75        |
| **Total**               | **100%** | **€1,500** |

  This is an illustrative example. Actual splits are configured per property based on your commercial agreements. Supported destinations, currencies, and timing depend on the recipient, market, banking calendar, and your approved CasaPay setup.

## Why operators use Payouts

  <Card title="Give landlords confidence" icon="handshake">
    Direct-to-landlord routing removes reliance on the operator to receive and manually remit the owner's share. Property owners see their funds arriving under predefined rules — which can support conversations about lower security requirements when you take on new buildings.

## Setting up Payouts

<Steps>
  <Step title="Verify each recipient">
    Connect approved payout destinations for each party — the landlord, your operator account, and any eligible approved vendor. Each destination goes through the required checks before it can receive funds.
  </Step>

  <Step title="Define the split rules">
    Set the agreed landlord share, operator management fee, and any eligible additional allocation. Rules are configured at the property level so the correct split applies automatically for each building you manage.
  </Step>

  <Step title="Apply to RentLinks">
    Use the approved rules when creating RentLinks for the relevant property. When an eligible tenant payment completes, CasaPay applies the configured split and initiates each payout automatically.
  </Step>

  <Step title="Follow every payout">
    Keep payment status, payout references, and reconciliation records visible for your finance team. Every split is traceable back to the originating tenant payment and rent obligation.
  </Step>

## Frequently asked questions

<AccordionGroup>
  <Accordion title="Does Payouts remove the need for a landlord security deposit?">
    No, not automatically. Direct landlord routing can reduce payment-performance exposure — which may support a conversation about lower security requirements — but any change to deposits, guarantees, or other security is decided between you and the landlord under your agreement. CasaPay does not represent that a landlord will reduce or remove a security requirement.
  </Accordion>

  <Accordion title="Can I include third-party vendors in a split?">
    Yes, where your operator setup supports it. An eligible approved vendor share can be included where the commercial arrangement, legal structure, and CasaPay configuration allow. Speak to CasaPay to confirm what is available for your market and setup.
  </Accordion>

  <Accordion title="When are payouts processed?">
    Supported destinations and timing depend on the recipient, market, banking calendar, required checks, and your approved settlement setup. CasaPay will confirm the applicable timing for each destination during your onboarding.
  </Accordion>

  <Accordion title="How many recipients can I include per split?">
    The number of recipients per split is subject to your operator setup and applicable terms. Contact CasaPay at [support@casapay.com](mailto:support@casapay.com) or through the [Operator Portal](https://op.casapay.com) to discuss your specific configuration.
